The read
North Scottsdale
Silverleaf sits at the north edge of DC Ranch in north Scottsdale, tucked into the McDowell Mountain Preserve at elevations where the desert floor gives way to boulder-strewn foothills. The community covers roughly 2,000 acres and houses around 700 home sites — a deliberately limited inventory that has done more than anything else to anchor its valuations.
What Silverleaf solved, in 2003 when it broke ground, was the tension that had always plagued ultra-luxury Scottsdale: how to deliver privacy, scale, and architectural coherence in the same community. The answer was a guard-gated private village with a strict architectural review process, an in-house club, a Tom Weiskopf-designed golf course, and lots that pencil from one acre to over five.
The result is the metro's most consistent luxury submarket. Silverleaf accounts for a disproportionate share of metro Phoenix's $10M+ closings, and its resale velocity — even during slower cycles — has outpaced comparable enclaves.
Daily life in Silverleaf is quiet, mountain-adjacent, and oriented around the McDowell Sonoran Preserve. Most residents drive to downtown Scottsdale (about 18-20 minutes) for Old Town's gallery district, restaurants, and Scottsdale Fashion Square retail. Locally, Silverleaf Village and the adjacent Market Street at DC Ranch carry day-to-day retail, casual dining, a Saturday farmer's market, and a few well-regarded restaurants.
Hiking is the dominant outdoor pursuit. The Tom's Thumb trailhead is roughly five minutes from most Silverleaf addresses; longer hauls into the McDowell Mountain Regional Park add another 15-20 minutes' drive.
Schools are a strength. Public elementary (Copper Ridge) and middle (Mountain Trail) are highly rated within the Scottsdale Unified district. Most luxury families weight Notre Dame Preparatory, Bishop O'Connor, or BASIS Scottsdale for high school; all are within a 15-minute drive.

The Silverleaf Club
Membership is invitation-only and capped — buying a home in Silverleaf does not guarantee a club seat. That filter is the single most-important reason Silverleaf valuations hold across cycles when comparable communities soften.
